It has been now 1 year and 2 months since part two of the mortgage stress test was introduced, which is the key reason for the price decline.

2018 was an interesting year for Vancouver real estate. The three preceding years had seen a very hot and competitive market, but this changed suddenly last March. This was due to both a drop in demand, and a "group think" that followed. Two main factors
influenced a drop in demand.

Sales volume is still down substantially compared to typical levels: 35%. This has been the case for a few months now. House prices are down by 6.5% over the past 12 months. Apartment and townhouse prices are still up by 2% over the past 12 months, but prices have been inching down about 1%/month over the past few months. Listing inventory has crept back up to more typical levels, which means buyers now have more choices. This isn’t a bad thing. While it makes selling property more challenging, it also makes buying property more enjoyable.

Over the past few months, Vancouver real estate prices have been inching downward across all property types. We have seen higher decreases with higher price point product and lower decreases with more affordable product. For houses, prices have inched down another 1% over the past month. Townhouses also came down 1%.

When renovating condos both for your own tastes but also for re-salability, here are three tips: Laminate wood flooring now can be very convincing. However, it will help with the perception of quality of the renovation if the flooring is engineered hardwood - which means a layer of real wood on top, with synthetic material as the base.

Overall, Vancouver property sales volumes are down by 36% compared to normal September levels. Prices across all property types are down by between 2-3% over the past 3 months. Over the past year, overall house prices are down by 4.5%, townhouse prices are still up by about 6%, condo prices are still up by about 7%.
