ABOUT THE NEIGHBOURHOOD
As downtown Vancouver becomes more and more concentrated, residents desiring condo living that is quieter and more serene must retreat to waterfront neighbourhoods. One such example is the Concord-developed community surrounding the stunning George Wainborn Park. This nieghbourhood is known for this stunning park at their doorstep, as well as the Seawall, and close proximity to Yaletown amenities. The towers in this area are newer, offer great internal amenities, and get great views and light.
What is the neighbourhood known and appreciated for?

This nieghbourhood is known for this stunning park at their doorstep, as well as the Seawall, and close proximity to Yaletown amenities. The towers in this area are newer, offer great internal amenities, and get great views and light.
What is the main type(s) of real estate?
Newer condo towers clad mostly in glass and offer excellent, resort-style amenities. Virtually all units offer floor-to-ceiling windows, gas cooking, and open concept plans. Given how values have increased, most of the units are approaching the time for full-scale renovations, or already have undergone renovations.
What is the neighbourhood vibe?
The neighbourhood vibe is very active with residents coming to enjoy the park, walk the Seawall, or play with their dogs. Street traffic is low south of Pacific, so little in the way of traffic. With the park and water backdrop, the area truly is stunning and almost eutopic in a sense.
What is the main downside?
The downside would be units losing their views as the neighbourhood becomes denser. Fortunately, the only two sites to really affect this neighbourhood in any way would be Pinnacle’s high-rise beside the bridge and future construction within the Granville Loops. Another downside would be that many units do deserve to undergo full upscale renovations given the prized land on which the buildings sit, which of course is costly to do well. I’m only aware of Azura 1 that allows the addition of AC, but it’s not cheap and must adhere to the engineering report completed to guide owners. So, most buildings don’t have or allow, AC.
What is the short and longer-term future of the area?
We will see substantial change still around the base of the Granville Bridge. This will only affect the views of the west-facing suites. The other units should expect that their views at this point are safe, which is the key draw in this waterfront neighbourhoods.
What are prices like?
1-bedroom prices tend to range between $700k to $1M. 2 bedrooms start around $1.3M-2M range. Most 1-bedroom plans are above 700 sqft and most 2-bedroom plans are above 1,000 sqft, due to how these complexes were positioned in the marketplace.
